The latest changes to be introduced under the devolution of Building Regulations to the Welsh Government mean that ALL residential development in Wales will require an automatic fire suppression system installed throughout. The changes apply to new build as well as changes of use applications. (You may recall that this change was implemented for all care homes last year

Still Time

The Domestic Fire Safety (Wales) Measure 2011 (Commencement No.1) Order 2013 takes effect on 1st January 2016 for all dwelling houses and flats, however, there are Transitional Provisions in place designed to help schemes that are in the planning phase or haven’t yet reached site.

Essentially, if your scheme is deposited with a Building Control Body (e.g. an Approved inspector such as Assure Building Control) and an Initial Notice is in effect (we do that bit) before 1st January 2016 AND work starts on site before 1st January 2017, then you can work under the old provisions.

Of course, if you want to install sprinklers, we’re fine with that and we can help you understand how to get the best out them, for example you can use suppression / sprinklers as a compensatory item to offset certain open plan layouts and other ‘off book’ designs.

SO, even if you were planning to install suppression systems, there may still be significant benefit in registering your schemes NOW and lock in that innovative design.
