Office Development - Nepia House, Newcastle Upon Tyne

Located on Newcastle Quayside, Nepia House has been refurbished and extended providing a state of the art office building for a prestigious international company. The new building now incorporates an additional upper floor and central atrium, providing in excess of 4000 sqm of prime office space.

Ryder Architects appointed Assure Building Control as early as 2008 to consult and ultimately approve this development. Construction commenced in 2010. Our role initially was to provide appraisal and guidance on the preliminary detailed design.

We needed to assist the design team at this early stage including value engineering on behalf of their client, prior to contractors being invited to tender. We were able to advise on some over-specification, which when re-designed demonstrated a capital saving for the client, and was eliminated from the contract sum. The contract was a standard design and build type which was awarded to Brims Construction.

We worked very closely with Brims Construction and Ryder Architects throughout the construction period. We made regular and programmed site inspections agreed at the beginning of the construction term with the contractor. In addition we provided a reactive response service for time sensitive matters, such as drainage and concrete pours.

The project was overseen by two fully qualified and experienced Building Control Professionals, with one of these being the nominated principle point of contact. This ensured consistency of interpretation throughout and always meant that the contractor was able to make contact with a Surveyor with specific project knowledge.

The project was deemed to satisfy the requirements of the building regulations and in accordance with section 51 of the Building Act 1984, the Building Regulations 2010 and in accordance with the terms of our license, our final certificate was issued in mid 2011.
