A consortium comprising of a local building company, property professionals and private financier, has undertaken an ambitious project to convert two floors over a row of commercial shop premises, from office use into 10 prestigious apartments – now known as “The Roof Gardens”

The Building Regulations approval for this large, change of use project saw a continual dialogue between Assure Building Control and the Architect, Contractor and the Essex Fire Authority. The principal Architect, Daniel Washbourn of Andrew Davison Architects, and the Building Control approvals team at Assure Building Control, sought practical solutions throughout the design and construction phases. This effort was accompanied by fruitful negotiations with the contractor throughout to ensure that the requirements of the Building Regulations were met.

Working within the confines of an existing building envelope, in a busy, flourishing town centre location had its logistical challenges for the construction team, as well as the usual technical issues that a unique development on this scale would inevitably bring. Our local surveyor was on hand to offer advice and reassurance at every step of the way from inception to completion and with the back up of the technical and procedural teams at head office, could quickly bring solutions to the table which ensured a flow of work and thus avoiding the expensive pitfalls that a project of this magnitude could fall into.

The businesses behind this extensive redevelopment were virtually unaffected by all the intense building work throughout their premises for the duration of the project which was spread over a 46 week period.
